The Importance of Home Inspections

Why are home inspections so important?


Home inspections can reveal defects and flaws that the property has. This allows the potential buyers to make an informed decision on whether they can live with the defects or flaws, whether they would like the seller to correct the defect or flaws, or whether the defect or flaws are just too significant that they walk away from the property. The home inspection can protect the buyer from costly surprises down the road. The home inspector looks at every room in the house and identifies any health and safety issues. Structural issues, water damage, working appliances, and insect and pest problems are all part of the inspection. They will even forecast potential future expenses related to the property.



What do they mean for homebuyers?


The inspection will give the buyer the opportunity to decide if the property is actually a good fit for them or if there is too much to fix. It could potentially allow the buyer the opportunity to negotiate on price as the inspection might disclose issues that will cost the buyer to repair. The buyer could also request that the seller make the repairs.


Who should attend the inspection?


The buyer and their REALTOR® should be present during the home inspection. This will allow them to ask questions about the defects or flaws that are detected.


Are home inspectors licensed?


Home Inspectors are only required to be licensed in two Canadian provinces – British Columbia and Alberta. In Saskatchewan there is no requirement to be licensed, but they must follow laws related to the profession such as contracts and fair trade practices. Make sure your home inspector has a background in all areas related to home construction defects.


What are the top issues to consider when purchasing a property?


Any property can host a variety of defects, but some of the pricier issues that you need to be on the lookout for include:

· Water damage or plumbing defects


· Mold and asbestos


· Wiring and electrical issues
